How Often Should Fire Doors Be Inspected?

  • Most non-domestic buildings Competent inspections should be carried out at least every six months, with increased frequency for heavy-use doors or newly occupied buildings. (Firedoor Alliance, BS 9999)

  • High-rise, multi-occupied residential buildings in England

    • Communal doors: every three months

    • Flat entrance doors: every twelve months These checks are required under the Fire Safety (England) Regulations. (GOV.UK)

The Principles of Passive Fire Protection

Passive fire protection relies on compartmentation - keeping fire and smoke inside fire-resisting walls, floors, and doors. This approach protects escape routes and the structure for its rated period. It is one of the foundations of modern building safety. (FPA)

Fact: Fire Door Compliance in the UK

According to the Fire Door Inspection Scheme (FDIS), around 75% of fire doors in the UK fail to meet required standards. The main causes include excessive gaps, missing or damaged smoke seals, faulty hinges, and poor installation. In many cases, doors were never compliant from the outset. This shows just how important proper inspection, maintenance, and certified installation really are.

5-Step Fire Door Check

Here’s a simple check that anyone can do. If a door fails any of these, it’s time to call in a professional.

  1. Check for certification – Is there a label or plug on top (or sometimes on the side) of the door indicating it’s a certified fire door?

  2. Check the gaps – The gaps around the top and sides of the door should be consistently less than 4 mm when the door is closed.

  3. Check the seals – Are the intumescent seals around the door or frame intact, with no sign of damage?

  4. Check the hinges – Are the hinges firmly fixed with three or more screws, with none missing or broken?

  5. Check the door closes properly – Open the door halfway, let go, and see if it closes onto the latch firmly without sticking.
